This report displays for each municipality the current years equalized values with three ratios: total real estate, total personal property and aggregate full value. These ratios are calculated by dividing the current year's assessed values (as of February 24, 2006 - the date reports were produced) by the current year's equalized values.
The three ratios displayed on this report may not reflect the actual municipal ratios because the equalized values include s. 70.57 corrections. These s. 70.57 corrections are added to or subtracted from the valuation of the municipality that is determined during the Department's assessment in the year after the error is discovered. Therefore, in these situations the ratios on this report should not be used when estimating the fair market value. The aggregate ratios displayed on the Summary of Aggregate Ratios Report are the ratios used under s. 70.65 which are supplied to the Municipal Clerk for calculation of "Estimated Fair Market Value" on the tax bills.
The Statement of Equalized Values, the Statement of Assessments, All Property Total Real & Personal Property, and the Summary of Aggregate Ratios for 2005 are as of February 24, 2006.
