Equalization Section
The annual equalized value of each municipality represents the Department of Revenue's estimate of market value* of all taxable property. Counties typically contain a number of individual municipalities (towns, villages, and cities). Property tax levies are apportioned to each municipality on the basis of equalized value.
The following report lists each municipality's total equalized values for real estate, personal property, total property and the percent each municipality's equalized values represents of the county total. Equalized values have been reduced by the tax value increment for applicable municipalities. Each tax incremental district's base, current and increment values are also listed on the county report.
* The Agricultural land class is included at Use Value. Starting in 2004, the Classes of Undeveloped and Agricultural Forest are included at 50% of market value.
